I think in his situation seller financing would have made perfect sense to him but that I didn't explain the benefits well enough because I didn't want to seem pushy when I handled all of his objections.

....uh...because I run a business with investors, and my ultimate goal is to make as much profit as I can in the shortest period of time, while maintaining control of the asset....EVERYTHING else is just how I go about achieving my objective.

I am looking for a real estate attorney to review paperwork and provide advice as an objective third party. 

Since you are financing this with FHA, you'll end up with a home inspection, appraisal, and based on the inspection results you'll want to have specialists (electrician, plumber, etc) look at it too.

I will definitely be learning everything, however we are trying to flip these deals fast and it's my objective to make them go smoother and happen quicker.

So if it is worth closer to 100k for 4k of work, than I would want at least 90k, if I was going to lose my cash flow (my key objective). 

This is one of the three areas that I am struggling with objectively qualifying vs. subjective interpretation.  

I then have to schedule walk throughs with my licensed trades, my demo guy, and any specialists that might be required to do the work such as lead or asbestos abatement contractors.

I would be curious to find out what a foundation specialist would say about this particular problem.
