(I had a neighbor like that --just as the real estate market was starting to tank, he had an offer on his house for  just slightly less than his asking price, and he refused to budge off his listing price!

I hate to leave decent cash flowing deals with low interest rate loans alone for now on the chance that the economy tanks and my cash is more valuable to lenders down the road.

I think the only time it would come into play is with some shark financiers who engage in nontraditional financing with high rates, and want to screw over an underwater property owner.

There are a few sharks I have met on BP that have burned me and I would out them but this is not a negative platform to do so.

Tenants know I do a series of other maintenance items on the same trip.This is my basic list.(1) Replace AC filter.(2) Bleach AC condensate drain line.(3) Test thermostat and replace batteries if necessary.(4) Exercise ALL shutoff valves - kitchens and bathrooms.(5) Inspect and feel around under sink drains for moisture and leaks.(6) Open toilet tank and look at the tank bolts and overflow tube.(7) Test garbage disposer and throw some ice down.(8) Test smoke and fire alarms. 

B and B+ properties for the most part here: We usually highly recommend it and give examples of what is NOT covered (tree falling on their car, break-in, the old fish tank leaking onto their laptop, etc) and highlight that when they sign the lease, even have them initialing the highlighted sentence.
