Honore,There may be need for clarity when describing some of the roles of your TEAM.I have been a contractor and builder in both the residential sector (homes) and commercial (everything else) sectors. 

Ideally this type of deal would be purchased via an LLC that both of you are a part of where the roles and monies are defined clearly.

I'd recommend looking for a not completely perfect home that inspects well and you have another more seasoned investor walk through with you on (in my case my real estate agent who invests as well filled that role). 

If you can offer to handle the marketing & advertising for the cost of commission and the agreement of helping them grow and expanding your role then this may be a good opportunity.

Relying on it for those purposes is an exercise in futility.
