Hard to argue selling the home and not having to worry about the gain.You can use 1/2 the funds towards your down payment of a personal residence and then still have enough funds to maybe buy 2-3 investment properties.

@Vincent DeLucia check out our website where we have the entire Metro Detroit area listed by Property Class and the 183 Detroit Neighborhoods.Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Be competitive in what you list your property for rent for if you want to get it filled quicker (about 10% below market rent or whatever else is up for rent nearby but you still also need to make sure the unit looks good/relatively updated when comparing to the others for rent - I look at what is on Zillow.
