I recommend starting out reading a few articles, forum posts, attend webinars, and definitely check out the BiggerPockets podcast which gives all the information you need on REI. 

@Jon Abadia, BP has a bunch of great articles on house hacking. 

ORLook into out of state investing- If you search here on BP there are lots of good articles and even a book on long distance BRRRR.
