You need to find out if the property has liens against it, if there are any large assessments from the HOA, if there is some kind of major physical damage inside the property, did the owner (or one of the owners) die and now it is in probate court, etc.

When I had contacts a few years ago from some traveling physical therapists for a 4 month stay, that is what I did and Idaho is a very land lord friendly state.No messing around trying to do it myself.

I have worked out an arrangement with an agent in the office of my previous state to share certain tasks that I am unable to perform, since I am not physically there at the moment.
