Thank @Brian Adzadi, @Michael Plaks, @Natalie Kolodij and @Amy BethI guess i was confused in the sense that if I pay and I get reimbursed from the tenants, its a wash until tax time when that income is now taxed at the appropriate level.

I found this website last week and figured me pulling money out of my current rental to buy another makes sense.

Definitely makes sense, its a higher risk form of funding forsure, but seems like a good option for someone who doesnt want to rely on their own credit and does have an exit strat

We would have had no issue getting conventional financing, but in this case it made no sense since we could get the money at such a low rate for an extended term.

I’m fairly new to RE, but it makes more sense to me that you’d keep using cash flow to pay the mortgage and start banking as much free cash as you can so that when the market cycles down, you can buy more properties :) if you are so inclined.

Again, Not A CPA, but even with deductions I don't think would make sense.

@Tyler Resnick sounds like in your position it makes sense to do more rather then less when it comes to SOW sheets.

I keep doing the numbers and feel like the numbers are showing bad deals, but it doesn't make sense to me how they can be. 

It makes a ton of sense to me - and I'm hoping I'm on the right track with this deal.
