If the tennat is already in place only do what is absolutely necessary to maintain the property and wait for tenant turn over to remodel.  

It's better to rent 10% below market to an excellent tenant than to rent at market to a crappy tenant that adds pets or roommates and fails to maintain the home.

This means I could be stuck holding the property for another 2-3 months, when we were in a position to close on the resales by the end of August.
