The issue is small units in small counts is the most expensive development.

The contractor is supposed to know what requires a permit and what doesn't.Now you know. 

We have good friends who are taking this approach  and we understand all the requirements we need to meet, which we are confident she will be able to do. 

I'd think even where sub to or seller financing is most common, maybe the markets where it happens the most, maybe it achieves 2 or 3% max.The few times I see it in our area personally, is almost always on a 5-10 unit non-performing asset that someone can't get a loan on because of the debt coverage requirements.  

Wouldn't it be more accurate to say that the rent is $1,500 and report that, but claim $100 in expenses every month for maintenance?

Tell them to take the $150 or show you receipts for their expenses.

But 1500 per month isn't that expensive if it helps you motivate, analyze, close and properly operate a self storage business it was just an investment in your growth towards your goals.

You may have put in granite counters when the other homes have laminate which makes yours more expensive but not desirable for the area. 

After some discussion in which I advised security deposit was held on behalf of both parties, he withdrew request until end of lease in September.I have advised girlfriend of his call, and she then stated that the security deposit monies really belongs to her.My dilemma is that the lease is coming to an end, and I understand that in PA, a landlord is required to return 1 month security deposit if lease is to be extended.The place has not been vandalised and is basically being taken care of, and I'm willing to renew lease with the girlfriend, who very interested in renewing lease, but who also now appears to have allowed a new boyfriend to move in.I suppose I could have this situation handled by hiring a lawyer, but my challenge is how should I go about retaining at least 1 month security deposit while returning the other.
