Ask the seller to provide you with the property numbers, Income/Expenses current and the trailing 12 month's numbers, what did the property do last year, this will give you an idea if the property is heading in the right direction.

Not plan, and that means the first moves they made had no direction, no meaning, and no reason for doing it.

If it is a flow of cash, that means it flows from one place to another.We really need to pick a place of reference, then determine the DIRECTION of where the cash flows.

The assumption that a leak directly above was causing lumber in the wall to rot seemed reasonable, but even without the leak, I don't think any of us would have expected a foundation issue like this.
