If your going in and the deal would be upside down if it is shot either:- don't do the deal;- have it inspected during the inspection period, which is still not a guarantee or warranty.

Does anyone know if in a lease option deal there is a way that I as the assigner of a lease option contract can guarantee that the option fee I receive from the tenant will be guaranteed to be credited towards the down payment of the house vs the purchase price of the house, should the tenant buyer exercise his option to purchase the home.

You can never guarantee that you won't have an issue with a tenant, but if you have an effective process in place, and you stick to it, you can minimize the chance of an issue.

Reason I wouldn't ask for the appraisal price is the competition of other houses on that street are all around that price and I am just undercutting and selling to a friend to make a guaranteed quick profit. scenario (B): Now the other option I was considering was keeping the house and renting it.
