Since this can be treated as 7 different properties, can I get a conventional loan or will this still require a commercial loan?

If you have the time and want to take a more hands-on approach, I’d recommend looking into the BRRRR strategy or flipping properties.

I am quickly learning that many banks do not give HELOCs to rental properties.

I was starting to get a little concerned, I always saw other people investing in this area which I knew came with its difficulties but as long as tenant screening and property checks out I know it would work.

Don't think you need to buy the first property that comes your way (I did that initially...actually just sold it at a break-even after all expenses).
