Can anyone recommend a window contractor in the Cleveland area who MAY be able to give us an estimate (even if just from the exterior) or knows how much (or range) it would be to replace windows in a typical 2 story brick exterior home in the University Heights area with a mid-price energy efficient window. 

Unfortunately for most, there is a great deal of time and energy involved in real estate investing. 

If you are willing to strap on a bullet-proof vest and buy a property in Philadelphia where landlords are essentially enemy combatants in the eyes of the city, you will be competing against fewer investors able/willing to take on the risk and find higher returns.

Over the next 3 years the city has plans to start requiring energy efficient upgrades to all rental properties, such as low flush toilets, LED lighting, efficient heat and cooling, etc. in order to maintain your landlord permit.

or just biting the cap gains bullet, CPA said around $10K or maybe less since I have only SS payments as non RE income.WIth appreciation, not counting cash flow from rent, I would net after tax about $25000 which I can use to improve my other houses to increase value.I absolutely love this house but have to face facts.

I have enough confidence to take on all of the risk myself and instead use that energy to prove to her that it works. 

Wasn’t quite financially ready for retirement but my industry has been decimated with Covid.I have all the time in the world and lots of energy.
