Hello Everyone,I recently bought a 3-unit investment property in Michigan and have plans to rent out one of the units to the sister of one of the neighbors.

So, if someone dies in a fire in a basement unit without proper egress, not only could your LLC's assets be at risk but also your personal assets because the LLC may not protect them in that case.

This is causing me to reconsider only using used appliances in our units and switching to installing new appliances if the price is right.

Your tenant didn't pay, you allowed it to go on, so now your tenant knows for certain that you won't do anything to them and they will steal these final five weeks and leave you hanging.Once the tenant is out, change the locks and start turning the unit around quickly.

Increasingly Non-QM or non-conventional lenders (not Wells Fargo or Citi/Chase) will offer International investors financing from 65-80% LTV on SFR & Condos and 65-75% LTV on 2-4 units.

But to not take into account your current lease and provide some level of credit for it, that seems odd.  

Unless either of you are in construction, why are you thinking conversion or build instead of renovating an existing multifamily to get the increased equity that way.Very few areas are pro going from one to two units and zoning is the major issue.

I’m planning to update and repaint, maybe increase rent on one side to 3000-3100 while I live in another unit and replenish to legalize garage space.Monthly payment: $7033. landlord pays for water, everything else is separate.It just feels very tight in the beginning before getting ADU gets legalized.
