If there are no recent sales among the other houses along the tracks, the tax assessor's data may provide some clue as to estimated FMV of your property and those surrounding.In your post, mention which commuter line runs by the house, and whether it's across the street (preferred) or in the house's "back yard" (YECCH!).

I personally like sfh because I self manage and put all yard maintenance and snow removal on the tenants.

New homes in most markets cost around $40,000 to $60,000 including shipping and set up if you can buy factory direct.1990's used homes (mostly repos) cost around half that.1980s homes cost around $15,000 set up and renovated (but are very hard to find in salvageable condition).You can find the new homes/factory direct at CAVCO or Clayton (if you are a park owner only). 1990s repo homes come from repo lists from 21st Mortgage, Vanderbilt Mortgage, etc.

Again in the city, probably not a big deal, but you don't want the chance someone put a rig or a pump jack in your back yard, when you don't own the mineral rights.You'll see that option on the Mineral Rights Reservation form.Could be worth nothing?
