I told these people that I am only selling my house to get an updated house for my disabled brother and they said they didn't care.

But if you get it all updated and looking awesome, it would be a good place to attract better tenants.

I want to make sure my contracts are update with my Maryland laws.

I would not do a flip for your first investment, get your feet wet with a stable rental that maybe needs some updating you can do to "learn the ropes".

I'm thinking even if I had to put 20% and about $50k into updates, this still brings in $3100 a month in rent, leaving about $2000 after expenses.  

(even though I have been paying more then the regular payment for a year).
