Any reliable, quality tradesman is not cheap, and will get the job done right, but you have to be willing to pay. 

For me to buy a quality multi-family, I need to put down roughly $1m. 

@Bryan Mitchell I would focus on buying in a very solid area that will attract quality tenants.

One criteria for me will be the quality of tenant and the turnovers.

All that being said, what looks good on paper often times might not be what it seems if you have issues finding quality tenants or are dealing with an extremely old building that requires a lot of maintenance/upkeep.

NEVER use general legal zoom forms unless you want things done wrong and in poor quality, talk to your CPA and Lawyer to get it done properly.
