Yes doing DILs would be great if we can track down previous occupant but my fear with this is that any liens after the first would still be in effect so I'd have to do my diligence to make sure there aren't any other liens on the property.

In both examples all the rentals on the street were sold to owner occupants and the last time I check neither street had any rentals.Of all the SFHs that I have ever sold, only one comes to mind that was sold to a landlord; all the rest were sold to owner occupants, but unfortunately not all to my tenants.I like it as an exit strategy, but it doesn't happen with the frequency I would like.

Secondly, you have to be very careful with state laws here, because in some states, once an occupant stays longer than "x" days and/or starts receiving mail, you technically can't kick them out without going through eviction proceedings, so you definitely don't want this guy living there without being screened by you.Even though you inherited the lease, presumably as skimpy as it was, it did identify the occupants, of which the boyfriend was not one.

@Mike Hurney So far I have been fortunate and I have been able to keep renewing my leases, so I have held 100% occupancy for the past 2 years and still going strong.
