Two things I like to point out to my friends/family is thatYou must live in the property for at least 1 year (house hack)You will be paying PMI when you put only 3.5% downHowever, you should not let these things scare you away, because a great deal should be acted upon, and if 3.5% is all you have to put down, taking action on the property might still be the best choice!

If and when I do I always ask then for a good review and do follow up afterwards if they haven't submitted a review within a week I will send them a friendly reminder. 

The pet friendly rentals are always older more run down and cheaper.

One of the neighbor is friends with a local cop who said the house is being watched for drug activity.

I tried to make a lower offer, but it seems the agent/friend is driving the deal, so can't really speak to the seller directly.

I'm looking at approaching some friends and family, but want to get a good base when approaching them.
