***From my experience, you don't need to nail a perfect ARV to determine where your price needs to be to where the seller is.

its 2 , 2 x 12 ( or 10s or even 8s depending on size of opening )  nailed together, heck even if you need a micro , its still a few hundred and takes a day,, Continued success 

The trick selling a property in poor condition is nailing down costs to repair and understaning what a fair contractos profit would be involved.
