She told us there was water damage to the floor but it looked ok until three days ago they removed the floor and sent us a picture it was black. 

Waiting to hear back from some other brokers/lenders in the meantime before I get a better picture of what's out there.

Have the tenant send you supporting pictures and have it all recorded with an email trail.
