Potential problem with the property: Seller realtor mentioned that buyer is required to obtain a Temp CO before closing and from what I understood, I think the reason a temp CO is required because he tampered with the existing CO by illegally constructing living spaces in the attic and the basement.

Need to find large value add multi-family for 1031 exchange (light to medium rehab ideally) primarily hunting in DFW, Orlando, Phoenix but open to deals in other states, MSA's.Other markets/states under consideration are anything in PA, CO, ID, TX, OR, WA, AZ or the Carolina's.Don't really want to go under $800 per month on unit averages, ideally $1000+.Price range of $10-$50 million.If anyone knows, or is a producing commercial broker in these markets, I would love to get in touch!

I understand for Colorado the taxes for the state and the LLC will be handled through each of the members' personal returns, but I have not been able to find clear guidance on whether or not a business filing is required for Ohio or if we are good with filing personal returns in Ohio as well.Thank you in advance to anyone who can provide some guidance.

@Randall HunterWhen you get a deal under contract and the title company is ready to close you have them wire the money directly to title co.
