Mike, just to add to what @Simon Shih and @Bob Bowling said, the cap Rate does not include your mortgage payments, just the operating expenses, so if you find a property that has a cap rate of say 6% which is a profitable property, but you now figure in your mortgage expenses, will that property still cash flow enough to cover that expense and still give you income?
