If we have a unit that can generate close to market value rent, but is not updated or a place we would want to live in ourselves then we have to consider the quality of resident that will live there.

Increased bedrooms, updated units and added one unit in the basement.

Houses that need major renovations need way more than cosmetic updates and take longer/cost more to complete.

Large 3br 1ba units were $1100-1200 when bought and after very basic kitchen updates and new bathroom vanities, new paint and adding in unit laundry the units are $1500-1550.

@Taylor L.True, google maps is pretty outdated, but my county assessor website updates satellite images every year.

@Evan Polaski thank you for the reply, I also had an interesting conversation with an appraiser the other day who told me "We only include things we can see, so any electrical updates, plumbing updates, insulation, etc have no bearing on the valuation of the home."  

The house is in okay shape--some nice updates, a lot of quirks, original windows, creaky floors, etc. 

Worst case, they move out, you update the property, it may need it after 15 yrs.

Maintaining the property with basic updates like fresh paint and appliances while i was there and stained the kitchen cabinets to give it a more updated appearance.
