If anyone is interested, I'd be willing to tell it... every set back and disheartening moment that ultimately led to a successful business.  

Work on a direct marketing campaign and target the area you want to have or move properties at, look for a mentor in the area as well, you will save thousands of $$$ in the future. 

And of course making a quicker financial gain would be a nice start but I do 100% ultimately want to own income properties.

To be a little more specific I'm looking for potential partners with experience to do fix/flips outside of OC, I have capital and am ultimately looking to do more buy and holds but I think the market (especially in OC) is high.
