Maybe some land trust that he’s part beneficiary of but I would not want to be that trustee when the lawyers start digging.

I like the trust avenue for each property.Also, if i buy it outright, and sell it before a year, i pay short term capital gains on every payment received.

If there are restrictions, you can use a land trust where you are the initial beneficiary then make an assignment to your LLC that will stay private.

As opposed to people who buy a rehab and have to rush since every minute is costing them money....If course, this exposes to long term risk since nobody knows what happens in March 2019 (may prices could level off or come down) but at least you have your foot in the door.

A good association will plan for necessary maintenance and repairs and try to keep any additional assessments to a reasonable level.

Sad to see it removed, but rules are rules....I'd like to see it continued/re-examined, but this time simply in light of generosity in general not tied to any other type of organization.I believe that people who are generous have a way about them that tends to draw others toward them, which is helpful in business where net working and establishing relationships built on trust is important.

Second, as someone said, you should have checked on rental prices and comps before buying since optimistically with construction costs of 100 per sq ft, a 2k sq ft multifamily is easily going to be in the 200-250k construction costs including permits, fees etcAt that level, you would need to collect 2k in rent a month just break even on the construction + costs.
