All the properties I call on (within my target area) have all been on the market for awhile, so I guess I never thought it would be a major issue to directly speak with the listing agent..I am not too concerned with "owning" any of the properties, but rather be able to take over the property and renting it out for CF.

My wife and I are new to BP and the real estate investing world. we recently bought our first home, and we are looking to build our portfolio.we have no money no credit and we have been reading on bp about low money/no money should not stop us. we like the idea of flipping homes and holding after a couple of flips under our belts. also we like the abandon/distressed homes in our target areas and our plan is to send them yellow letter and seeing what happens from there. thank you for all your support and advice in advance.

If you are looking for infill projects to target you are better off looking at the city planning department and finding the city master plan.

Here what I need:-comps and an estimate of ARV -email alerts on new listing in my target market-cash buyers -buyers looking for fixer uppersWhat I offer: -refer FSBO leads that I don't buy to agent -finders fee paid after closing on a lead generated from mls email alerts -commission paid after close on house sold through agent listing -if house is sold to a rehabber will recommend agent to rehabber for use when ready to list.The way I see it this generates a good amount traffic for the agent.
