I've been learning quite a bit from Bigger Pockets and learning about aspects of real estate investing I never even knew existed. 

You may also see older heating and cooling systems, roofs that have a bit of wear and tear and parking lots that need repair.

There has been significant moisture intrusion around windows and thru roof leaks.

Hey BP, just a quick reminder, be sure to always check out the roof when looking for investment properties.

I am looking at doing rehabs on small historic homes in my area and found a realtor that not only owns several herself, but is a contractor that rehabs historic homes and already has a team of folks that can help with several aspects of the process, putting together the application, etc. 

Very similar to Boca in a lot of aspects, including the higher price tag. 

We are getting mixed responses saying we have to remove and replace all the trusses and roof at approx $60,000 to cutting into existing trusses but only gaining height in a 12 x 18 ft area.

Condition: Roof leaks in a couple of places, floor around the commode in the master bath is week and sinking, Central HVAC system does not work, mold infestation as a result of the recent SC flood, and the house is full of junk as the seller was a hoarder. 

@John Fleming I don't know any realtors/brokers in NOLA, but I do have connections with several of the professional short-term rental managers down there if you're looking for someone to handle the airbnb/turn-key aspect of it.
