Being a recent graduate out of college, I don't have a ton of funds, so I've been looking into using a lower money-down loan such as an FHA.  

At $600/month and using 50% for expenses, suggests around $30,000, but going in if it takes dollars to renovate, to be rentable, you may need to offer less or look at raising the rent as soon as possible to make it return more for you.

They claimed to fund 100% of purchase price anytime.

Where do you seek the funding or money to the asset?

The thing that has raised my eyebrows is the lack of personal or principal information on the site or any information on BBB and this is the last reply.

I don't have the funds to put a 20% down payment on the property AND invest in the making the property.  

The security deposit funds are all part of the closing  and included as part of the purchase agreement price.

I have had other of my clieints bring in deals that were offered by these dudes and I refused to fund them.. won't do it.. they are not getting a dime from me or  my guys.

My source of funds are taking withdrawals of ROTH contributions (last choice) or using part of a large monetary gift that my parents are going to be gifting to me as part of their estate planning.
