My thoughts have been to use half for 20% down on next primary and the rest for a rental property OR put all $150k into a multifamily and house hack for 1-2 years then do a HELOC and do it all over.What would you suggest if you were just starting out? 

I’ll rent out the other units and use a property manager for the home, only because my day job will take up too much time to manage the property myself. 

But if I buy an investment property using a loan, I won’t be able to later use an FHA loan when I'm ready to buy in LA, right?

Target free and clear properties and market to them through whatever strategy works best for you. 

Start building relationships with local real estate agents, contractors, property managers, and lenders who are investor-friendly.
