I'm not sure either but guessing it has to do with the transient nature of condos in resort towns -- and to drive tourism while minimizing the impact on single-family neighborhoods.

I always come back thinking I should purchase a short term rental 5 or 6 bedroom single family home in the Windsor Hills Resort.

typical rules apply in order; location, type, amenities(in the resort and the house/condo) and fit and finish of the unit.we own two in ocean lakes that are high end and do each around 85k gross per year, couple minutes off the ocean, within a resort and with high end amenities in the house and resort.

The industry has had ALOT of bad players.

While I understand the reasons for checking pedigree, there is also the growing problem of data theft from major players on the internet, the latest in a long line being Ashley Madison (expect a few divorces when this data is leaked). 

Maybe if you can scale it up like you probably have.. but your average investor will never scale up.. one financing precludes its.. and or they are too busy making money at home.The real true wealth is made in path of progress plays.... and appreciation if your going to be a small time player.. but those go against conventional wisdom of CASH flow is the only way.  

The one thing that concerns me is that the hotels are getting cranky and demanding vacation rental owners pay extra resort/hotel fees.
