Some of these hang-ups were outside of our control, but If I had to do it over again….I would build a comprehensive plan immediately after we enter the due diligence phase that's visible to all partners (including lender, property manager, and attorneys on both sides) with each key activity with an assigned owner and deadline for each.

I have not thought about anything outside of those two areas (to start) and think I probably wouldn't feel comfortable until I get my first couple of deals done.

The buyers for their current home just filed an 8-day UE b/c their funding hasn't yet arrived (bank outside of US). 

I can’t give you an opinion on your numbers since I have no clue what state or city this is for, and likely I won’t know anything about that area if it’s outside of New England. 

So I say draw a big circle around DFW area and look around that circle edge….and possibly outside it….so for example on the north side Justin and Ponder and as you move along the circle...Denton and Krum, Aubrey, Sanger, Pilot Point, Prosper, Melissa, Anna, Princeton, and north to Sherman and Denison and all the small towns in between there and McKinney.

The nationwide factors that are driving the market apply mostly across the board, and a slack market likely indicates a very large downward trend in that area caused by an outside factor you don't want to deal with.

In the event of a foreclosure, it is not possible to get inside the house, thus potential buyers are forced to use clues from the outside of the house.
