I ran a quick report for the city and came up with about 321 with the following: 2-4 Unit homes, absentee (172) and owner occupied (149), Home value $50-300K, high equity, eliminate trust owned.I would suggest that you add in some full counties in the metro area.

Before you spend mucho bucks on LLCs that require ongoing costs and attention and compliance, it's likely that for your first few properties you are much better off just getting umbrella insurance.

It's just the down payment that scares me away from another multi, because I don't want to own 3 homes (possibly twice as many units) without a sizable emergency fund in my bank account...Anyway, just wanted to update this post and say thanks - any additional insight is always appreciated, since this is a topic that is sure to be an on-going debate in my mind.Happy new year!

(I don't consider myself a wholesaler - however I've done a lot of those deals) I ran into this when I was looking into purchasing a house - I found out that it was a wholesaler - but I did not see anywhere where they were marketing the "contract".
