On "turnover" of my rentals he would say "I'll paint the interior for $200, you buy the paint".After a day or 2 he'd ask me to bring over my lawn mower, weed whacker and hedge trimmer, then he'd want all the cleaning supplies, etc, etc.

If you are friendly with a bank officer ask them how they handle things and you will likely be pointed to their preferred agent.Note that a bank officer can get into a lot of trouble if they sell a deal to a friend at a preferred price.

I understand in the US this is normal but for me in the UK as long as the bank considers I can pay the mortgage given the last two bank statements, then they have supplied the funds.
