A licensed and insured contractor has insurance coverage for damage they cause while doing their work.

*Read some forums on this page (thanks, y'all are pretty awesome)*Done a bunch of "driving for dollars" (I have a side business inspecting houses that makes this easy/free to do), did the cold calling/research to get to the owners to get to the point of making a few offers.

I am about to summit an offer on a rehab property with a squatter living in it.

We were approached with a creative financing offer and it sounds really shady.

You can make whatever offer you want to make based on your math and MAO, but don't lie them by falsely claiming that their property is worth less than X dollars in a market.

Title now says I have to find the MH owner or heirs and have affidavits of heirship in order to get insurance. 

With an active leak, why don't they have their insurance company dealing with things to get repairs done? 

Paystubs and / or double check their offer of employment with their employer.  

I have worked with about 6 agents and all of them seem to be tired of writing offers for me.

Would love your thoughts on how I can best get clarity on this before making an offer or at least before closing.
