My general intention is to buy and rent out for long run so if I sell my current home it goes against that but I do have some equity so if I sell it I’ll cash out n will be able to pay off my credit card debt and rest of my car loan improving my cash flow about 750 a month.

I would get estimates for utilities connections (gas, water, electric) and then, if it still makes sense, architect's plans made so you can get building estimates so that you are good to go if AUDs are authorized.Do N-O-T build one without permits and permission.

As a "buy n hold" investor, I personally feel, that major issues (roof, Painting, doors, windows, paying the mortgage, etc) is my responsibility.

@Harman N. if you are insuring only 1 duplex, and Replacement Cost is between $150k & $200k, then you may find premiums in the $800-$1200 range.Once you have more than 2-3 locations, then the price point can drop to $400-$800, depending on the value, coverage, age, etc.
