Again, if you want to be able to be more hands off because you time is much more valuable computer programming or syndicating massive REI deals, there you go.You have to vet properly to begin with & monitor constantly.

Many new investors following these arbitrary rules also make the mistake of thinking that their numbers are smarter than a quality local agent, which is a huge mistake because there is a lot more value in an experienced agent that has local knowledge than there is in any analysis software.

A couple recommendations, if you use a property management software, which also saves a lot of time, then a lot of them have integrated esign features you can use.

Then the tenants pay for what they use and you don't have to constantly monitor the outside of the building.

I monitor the legislation but don't do more than that.
