"What I think" (j/k) is important for Realtors is what everyone says above and the ability to problem-solve. 

We have been doing the BRRR method and are currently doing a cashout refi to buy another (nothing set in stone on the new purchase). 

Routinely doing a lot of work on proeprties for $5-$15k with this method that would take weeks and weeks myself (and only cost half as much) or be $20-$25k+ hiring a project manager or GC.Good Luck!

AS for asset protection depends on what type of assets you have to protect so on and so forth.Generally speaking on your personal resi good insurance and nice big umbrella will work 99% of the time.AS your estate grows for sure there are methods that will help you with Trusts being one of the better ones from what I have seenBut to do it properly is 15 to 50k and then you have yearly maintenance and such..

Interest rate is higher, but it may solve your problem.

Ifeel the BRRRR method can work, but i doesnt work fast enough alone.. atleast from my properties.. one is probably overleveraged. 

The best way to get a property though is to use the BRRRR method.
