Even if you were successful in buying the property at a big discount just after a death, doing so is an invitation to a lawsuit.

I've found that the method that works for me is that when an appt is day/time is agreed upon, I will send out a Google calendar invite - so it will show up in their own schedule, and they will get alerted/reminded about the appointment beforehand.Any other method just reduced the number of applicants, and limited my options.

In many cases you can invite local law enforcement to enter with you.

I would add my 2 cents but I wasn't invited into this discussion so...BTW.

In other words what  you think you agreed to may not be what your brother thinks he agreed to, add in memories fade with age then your inviting some very avoidable issues.
