After researching online at landlord-tenant laws in the state of Maryland, I noticed that Baltimore City is especially tenant-friendly. 

The owner of the home is from a family friend, parents past away and kids just wants to let the property go.

Are there any resources here that can help me create an investor-friendly agent environment so I'm not turning away investors due to misunderstandings on both our parts?

Kansas is a landlord friendly state, but not as friendly as the ones that always make the top ten list.The downside to the market is that everything (not literally, but it feels like it) is 100+ years old. 

Most lenders allow you to vest individually or as an LLC.

Maybe even think of moving to another city/state if you are comfortable with doing that unless you like living in your area.In terms of out of state, try to find a landlord friendly state.

If you're not sure of areas (or neighborhoods) ask the realtor (find an investor friendly agent who knows the STR market there).

Grateful for friends in the BP community who've gifted me "The Book on Managing Rental Properties" by Brandon and Heather Turner.With so much to learn in such a short period, I'm eager to hear any advice this community has to offer.

The part about the LLC that I find a little difficult is financing - I think the lowest rates on residential are available to individuals.  

This goes against us being able to use it ourselves or let friends and family use it.
