@Trevor Dominique Another thing to consider is that you could do a 12% flat interest rate (seems to be standard for HMLs) That way if you are paying 7% annualized on the money in theory you could do two deals with that money over a year spread.

I would think this trend is contributing to rents staying flat as it's harder to increase rents dramatically on renewals than with turnovers.

When you checked voltage at the breaker, you took the cover off of the panel and measured from the downstream side of the breaker to neutral or ground?
