You also have to consider the environment you wish to work in.

Generally new construction sells for more and sells faster but it all depends on location and demand.New construction makes sense when you can build for a better cost and return profile than you can buy and the development environment is user friendly.

As a real estate agent I'm constantly operating in a low-trust environment and I can see that pure wholesalers have even more of that than pure agents.
