It's easy to draw out but it's not easy when you want to change your numbers since one thing effects the other.I'm trying to find something where you can put your first rental at the top, type in it's cash flow and keep working your way down as you acquire more properties.  

Did you find anything you like?

I haven't been able to find someone who has actually used one either.

So, when you consider all of that, you may find yourself with a smaller cash flow.  

Which is why you should work with a realtor, and preferably, a fellow investor to help you find rentals in areas that have decent rental returns, etc.
