In both instances, (because your credit is not so good) you are higher risk and are paying more to mitigate that risk (just like a bank will charge you a higher interest rate for a loan if your credit is poor).Just a very brief overview.There is a forum here on BP you should dive into but some things you should look out for as a 'rent to owner' are;1.  

Now if there are other factors in this equation like in your instance wanting to sell fast, guess to whose in favor the scale will go...

We also take 150-200 pictures of the property and a very extensive video inside and out prior to the tenant moving in.

We've done a couple fix and flips and gone through some extensive education.

For instance, in Texas the State Department of Insurance requires separation of the two transactions (one day is adequate). 

I have done a couple extensions to my leases that go M2M, but my tenants are great, so I never upcharge them.

For instance I fund the same flipper over and over again.

Fortunately all that was required to fix the situation in this instance was little $6  anti-siphon valve that screwed on to the exterior hose faucet.

Would consider minor rehabs but nothing too extensive.
