Blue Hills used to be dangerous, now its a prime spot for investors.

I suppose if you owned the entire building that's a different story but at that distinction you are borderline operating as a hotel which is another ball game for commercial zoning and regulations entirely.  

For that reason, there is danger in over-improving a property.

These trees are certainly a danger now.

In any state with an exemption period a “smarter” investor could go to the the owner’s with equity in danger of losing their home and getting nothing with an offer.  

It's expensive to maintain and if you're just doing a transaction here and there, most people probably are more dangerous with it, overthinking they're doing themselves a deal. 

I have found that city folks are often oblivious to the real and present dangers of the wild, particularly in the wilderness or national forests/parks.
