As for transparency, there are very clear disclosure rules.

A little disclosure, I invest with them as well.

You will of course have to sign a seller’s disclosure stating whether or not you know of any unpermitted work during a sale.

Meanwhile, the non-disclosure nature may make it difficult for sellers to realize that prices are dropping --- just spitballing here.Anyway, this doesn't tell me anything directly about the new starts. 

I also said to do a LBP disclosure, which is not only legal, but required.

The profit is paid by the lender which agrees, independently, with full disclosure, to assume those costs.

Funny, someone just emailed me a similar question a few minutes ago...Here was my response to that person:-------Generally, when you sell a house, you'll have to provide the buyer with what is called a "Sellers Disclosure Statement."
