I design custom homes for a living. 

We have our own construction company with 2 construction supervisors and we are training 4 project managers now to manage the estimates, contract documents, w-9, scheduling, Gantt charts, detailed scope of work, contractor verifications and contracts, coordination with designer on material specs, invitation to bid to subs, lien releases, permits, etc.

I added original art, designer furniture, and some nice sheets and stuff.

Every municipality is different so I don’t know if that’s acceptable for what you’re doing but a good “bcin designer” as we call them here should be able to point you in the right direction as well

The fact that the deposit doesn't even equal last months rent reveals that its not designed to be used as last months rent and is not part of the lease policies.

I would get a good CCIM designated broker to hep me.

The current value is what is et in the lease but if it goes dark what will the value of the property be in the open market and how hard will it be to repurpose the property and rent out due to it's design build and location??

I'm looking for an opinion on what to do and also feedback on my design thoughts.My design thoughts:- Granite counters- Get rid of upper cabinets in the foreground completely- Shorten the length of lower cabinets in the foreground, leave some of the granite counter "overhanging" for a little breakfast eating area (think tall stools)- Get rid of 1970s double oven (next to white fridge) and replace with modern SS oven/glass range with SS overhead microwave and upper cabinet above microwave- Ditch white fridge for modern SS fridge, have upper cabinets above fridgeMy question is, do you think it's weird to have the fridge right net to the oven?

Secondly, I think you have your list parameters well designed.

It's a clear elastromeric sealant designed for roofs but we use it on foundations above grade as well.
