That's what 1031 was made for - to sell and take captive equity and redeploy into other assets offering better returns - And without paying taxes on the profits! 

@Zachary Klein - I'm not a fan at $450k. $300 positive cashflow is too low on a property at that price.....but that's just me.

I'm not a big fan of re-upping for subsequent years of a Home Warranty, but for $500 you made any mechanical or plumbing item that might come up in year-1 someone else's problem.

I'm a huge fan of vertical integration but as you alluded to - cooperation among suppliers for goods and services can be a little tricky - as you are now often competing with them at least on certain fronts - although it depends on how you choose to vertically integrate. 

I'm a huge fan of seller financing in cases like this, where the seller doesn't really need or want a lump sum of cash at closing.

Personally not a fan of pools.
