You'll need to: drive for dollars, take note of every home that looks abandoned, or distressed, send them letters, knock on doors, become an ANIMAL on social media, get your name out there anyway possible, etc. 

The ceiling beams was spray painted black.There was an odor still coming into the house so it was suggested that we had a rodent issues and to remove all the old fiberglass insulation in the attic and put cellulose which is coated in borax to deter animals and help insulate the house.

One word of caution though, the tenants cannot put a bath mat in the tub after it has been coated.

I mean for the right price he could have an animal sanctuary up there.

Carpet, previous tenant with animals, tight building that doesn't move air well and on it goes.

One of my questions was and always is "do you have pets" as we do not allow pets or animals in any of our units (this is stated in the advertisement).

There have been issues with concerns of legitimate service animal certificates. 

@Matthew Irish-Jones the whole rat thing is a little odd but hey I love all animals.
