Has any landlords out there, on BP, that did the minimum updates, and market their rentals for under market rent?

Even if they don’t update it the first year, it’ll catch up. 

Most properties need some type of updating, even if just cosmetic updates to entice renters, so you need to know what other properties that are similar are selling and renting for rehabbed, and that requires comps analysis and adjustments.

Also, there are websites that offer inherited trust records or probate cases;  how do these companies access these records in all counties and be continuously updated with new cases/inheritance?
